New Strata Plans

We provide Valuer’s Certificates and Schedules of Unit Entitlements to enable your strata plan to be lodged efficiently at Land Registry Services (previously LPI) and have the property titles issued quickly.

New Strata Plans can include a development lot which requires a significant change to the method of Valuation. Very few Qualified Valuers understand these differences.

Strata Plans of Subdivision

The type of Valuer’s Certificate and Unit Entitlements calculation and method of Valuation will vary depending upon whether the further strata subdivision of an existing strata plan includes Common Property, or includes a development lot, or does not involve Common Property.

This is a specialised area of the Valuation Profession that we know very well.

Re-allocation of existing Unit Entitlements

The re-allocation of Existing Unit Entitlements can be ordered by the Tribunal (or the Supreme Court in rare cases) and the requirements under s236 of the Strata Schemes Management Act 2015 have to be met. This requires an Expert who has ‘specialised knowledge’ to prepare the Expert Witness Valuation Report. If the Report does not meet the standards required by the Tribunal then it will not be admitted. We are experts in this area.
